To the members of PPRPOA,
During our March meeting we reviewed the results of the survey that was sent to members requesting their response to the Association owning its own road equipment. The positive responses received were in the 90% area. The Board then went forward to purchase equipment. At this time we have purchased a John Deere grader (1992) for $33,000.00, along with a Ford backhoe (1989) for $9,900.00. Both pieces of equipment are in very good maintenance with relatively low hours. We have spotted a dump truck under $4000.00 and are making plans to acquire it also.
An update concerning the civil claim made by Julia Caruana; the Justice Court scheduled a court date and both parties were present. After testimony from the plaintiff and defendant the Judge ruled in favor of the defendant (PPRPOA). Julia has the right to appeal the Judges decision; if she does then it would go to District Court. Once in District Court the Board would be forced to hire an attorney to help with this issue. It is our hope that this latest round will be the last on this issue.
Throughout the month of March there have been numerous property transfers, interest in our community is increasing. There were 4 more site plans and an extension approval in March and requests for another. The local real estate prices are showing an increase in the asking prices for the properties here.
We are currently seeking an employee to operate our road equipment and keep the roads and common area maintenance up. An advertisement will be placed in the Bozeman Chronicle this week and run for 2 consecutive weeks. We currently have 4 resumes in hand and will make a choice before the end of April. The Board encourages all local residents to submit a resume if they consider themselves qualified.
A hit counter was installed on the Association’s website to help us determine how much use our site is getting. Averaged out over a month we will have had over 1000 visits. This was great news to us and further encourages the Board to provide as much information as possible to our members, and the general public that finds our organization of interest. Real Estate agents are directing potential purchasers to our site to help make their sales.
The last item I would like to update everyone on is the Clarkston Road RID. On March 30 th the County Commissioners heard public comment on the RID. They closed the public comment and made a decision to postpone the formal approval of the RID until April 13 th. The postponement was due to allowing several property owners who were in the process of aggregating their tracts additional time. The Commissioners gave them till Friday the 2 nd of April to complete their applications and have them delivered to the planning office. The Commissioners indicated that they would approve the RID on April 13 th, due to the insufficient number of protests to block the approval.
I would personally like to thank those that volunteered and helped in the purchasing of our road equipment. Personal thanks go out to Creed Hardyman for his devotion to helping make sure this project is a success.
